Only a few minutes’ from the centre of Ubud, the two storey, 4 bedroomed, modern villa set in beautifully landscaped, tranquil surroundings provides the perfect place to enjoy luxury tropical indoor / outdoor living. The views from the villa, which overlook a 16m infinity pool, lush lawns, colourful gardens and a cluster of mature riverside trees, are stunning. The property offers a variety of places to either meet in numbers or relax alone. A Sonos/ Bose sound system, with four music zones, provides a selection of quality music irrespective of which part of the villa or garden you may be in. As it was designed and built as an eventual retirement home for the owners, attention to quality and detail has not been spared.

Villa Shinta Dewi Ubud Rooms

Three tastefully decorated, ensuite, air-conditioned bedrooms are located on the second floor. A spacious lounge, located between the master and two guest rooms, with stunning views to the pool and garden area during both day and night, is also located on this floor.
The ground floor consists of a modern open dry kitchen, a chef’s delight, the main dining area, which can comfortably seat ten, an adjacent spacious lounge, a study room, which is very easily converted to the fourth bedroom and a fitness room. All are located just a few metres from the pool and offer the same stunning views. A small massage room is located behind the fitness room and a wet kitchen and laundry room at the back of the ground floor.

Pool, Garden and Sungai (River) Terrace
The 16 x 5.5m pool is located only 2m in front of the villa. At one end of the pool is a Bale (gazebo), which is one of the owners’ favourite places to have a light meal, read a book, open email messages or simply enjoy the views.
The infinity pool falls away to a lush green lawn, which is surrounded by lotus plants, a colourful variety of flowers, plants and trees. On a level below, between the lawn and the river, is the Sungai (River) Terrace. It is from here that the sounds of the running river water can be most enjoyed. At one end there is a second Bale (gazebo), which is ideal for practicing yoga, meditating or just chilling out. In the centre is the barbeque area with an outdoor table and benches which can also seat ten. At the other end and at the border to the river there is a variety of magnificent trees and colourful flowers.

Staff
The villa manager manages both Villa Shinta Dewi Ubud and its sister villa: Villa Shinta Dewi Seminyak. She visits Ubud for at least one or two days per week or as is necessary. A supervisor, chef, two butlers, gardener and security guard make up the villa team. In addition to the nightly presence of the security guard, at least one of the butlers sleeps overnight in a separate building for staff which is located close to the villa complex entrance.

- Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability

Booking term and condition:
- A 50% deposit from the total rental value must be received by the villa within five (5) of working days after confirmation of reservation has been given due to secure the booking.
- Outstanding balance is required to settle at 30 days prior to arrival for low season booking and 60 days for Christmas/New Year bookings).
- The reservation to be confirmed when the full payment is received by the villa Management
- For last minute bookings (within 1 week or less prior to arrival), full payment upon arrival in cash is acceptable.

Cancellation Policy:
1). Notice of cancellation must be received by the villa on writing either by Fax or email prior to arrival at the villa.
2). Deposit will be refunded in full less US$300.00 unless the booking is cancelled at 45 days or more prior to arrival in Low season and in High. Peak season booking should be notice at 61 days prior to arrival.
3). In the event of reservation is cancelled exceed from notice periods above, and however the deposit has been paid will be non-refundable and full payment from the total transaction is obligate.
4). Balance Payments is non-refundable.

Damages, breakages or losses
Guests are responsible for any breakages or damages incurred at the villa and agree to look after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay. Villa Swara Padi reserves the right to reclaim the hired property if the hirer, members of the guest party or guest visitors cause excessive damage or mess.

Function
Plans by the renter to host dinner parties, luncheons, events and gatherings that include outside guests must be discussed with owner/BVW at the time of confirming a booking or at least 1 week before the event.

Insurance
In the event that the function will involve activities at or near Villa Swara Padi which are inherently dangerous, including but not limited to fireworks and fire dances, the renter/event planner will be required to show evidence of in-force liability insurance that will cover any accident, injury or death arising from the activity. Should the insurance be subject to any deductible amount on claims, the renter/event planner will be required to deposit this deductible amount as a bond with the owner/BVW. Failure to comply with this requirement may lead to the immediat.

Rumah Des Indes is an exquisite 6 bedroom residence in the Balinese village of Perenenan near to Canggu and only a few minutes’ walk to the beach. It’s also only ten minutes drive to one of Bali’s most famed 18 hole golf courses.

Villa Rumah Des Indes Rooms

Rumah Des Indes is a 6 bedroom villa near to Canggu on the South Coast of Bali. There are six bedroom suites with this large residence. Three of the bedroom suites are situated in the upper tier of the main house, two on floor level and the third master suite upstairs.

The two ground level suites have antique style Indonesian beds adorned with Egyptian cotton sheets, antique dressers to house belongings and walk in wardrobes. Original paintings by famous Indonesian and foreign artists adorn the walls. These bedrooms open out with sliding doors onto tropical gardens with outdoor lounges to allow guests a little private relaxation. Each suite has an en-suite bathroom in colonial style and outdoor garden features. The third bedroom suite in this luxury villa in Perenenan is very spacious and boasts serene panoramic views of the surrounding emerald rice fields. The entire upper level plays host to this suite with antique bed, lounges and en-suite bathroom

The Guest House also includes three bedroom suites, again with Indonesian antique furniture and art. Two of the bedrooms have en-suites and the third, smaller bedroom has an interconnecting door to the en-suite.
